The Colleyville Boulevard corridor is in the middle of a turnover
If you have driven past 5615 Colleyville Blvd in the last few months and felt like the tenant mix keeps rearranging, that is because it has. Two of the year's most talked-about additions share that address. Loveria Caffè, tucked into Suite 410, has been running Roman-style pinsa alongside its pasta menu and was recently named Best Lasagna in Texas 2026 by Five Reasons to Visit. A few doors down, Zalat Pizza opened its Colleyville location in Suite 310 on February 23, 2026 with limited dine-in seating, per Community Impact's Grapevine-Colleyville-Southlake report.
The bigger news is the Fort Worth transplant coming to 5204 Colleyville Blvd. Lucile's Stateside Bistro has served the Camp Bowie stretch since April 1993, and the second location is taking over the former Zafiros Mexican Grill y Cantina space, which closed in late 2024. Colleyville Mayor Bobby Lindamood publicly welcomed the deal, and the restaurant is targeting a late 2026 opening. That gives the corridor a stalwart American concept with a 33-year Fort Worth track record at a moment when the strip has been leaning toward smaller, more specialized rooms.

The 3.5-mile release valve
Every dinner corridor needs a place to walk it off, and Colleyville has two that are underused by residents once the temperature climbs.
The Colleyville Nature Center runs 46 acres, nine ponds, and 3.5 miles of multi-use trails, with a boardwalk trail that carries you over the wetlands and an amphitheater tucked inside. It is open from 30 minutes before sunrise to 30 minutes after sunset, which is longer on both ends than most residents assume. Birders show up at first light for the egrets and herons on the ponds. Families come at dusk when the trails are shaded.
One practical warning that only shows up if you have been reading recent Tripadvisor reviews: there are no restrooms on the Nature Center property. Plan the visit around that. Nearby McPherson Park at 240 West McDonwell School Road has restrooms, plus a splashpad that runs May through October, so a common Colleyville sequence is nature-center walk followed by splashpad and picnic.
McPherson also earns a mention on its own. The park sits on land that once held one of the major dairy farms in Colleyville. A renovated dairy barn holds photos and replicas of an actual milking operation, and the former Dunn/Tirk log barn, built in the late 1800s, is one of the few remaining log structures in Tarrant County. You can lift the shutter openings on the two primary pens and see the pen interiors. If you have small children who need a reason to keep walking, that is the reason.
For a shaded neighborhood alternative closer to the residential streets, Sparger Park has a pond, a playground, and trails ringed by mature trees. It stays cooler on high-sun afternoons than the more open sections of the Nature Center.
Planning notes worth saving
A few operational details that turn a good idea into an easy one:
- Pavilion rentals. City Park, Colleyville Nature Center, Kimzey Park, McPherson Park, and Sparger Park all have rentable pavilions. Standard rate is $20 per hour for Colleyville residents and $30 per hour for non-residents. The Red Pavilion group space seats 100 and runs $40 per hour resident, $70 non-resident. - Concert prep. Plaza concerts are BYOB with no glass. A soft-sided cooler and a blanket cover it.

Colleyville is not a static suburb this summer. A dining corridor is repositioning in real time, a city-run concert series is drawing the kind of demand that sells out reserved tables a month early, and two of the strongest public amenities in Tarrant County sit inside a five-minute drive of the restaurants.
